That's exactly the gap MODULWERK24 fills. On a private plot in Bruchsal, compact, fully equipped commercial units are being built from self-produced solid reinforced concrete – robust, secure, and permanent.

The space modules are produced in-house from solid reinforced concrete. This means: high burglary protection, excellent soundproofing, fire protection, and lasting value – no comparison with a sheet metal container.

Each commercial unit consists of a workshop hall of approx. 54 m² with 3.00 m interior height, plus a separate office/functional area with WC, office, or storage use of approx. 36 m², also 3.00 m height. Total usable area per unit is approx. 90 m².
The units will be ready for occupancy from end of 2026. The building permit application is being submitted shortly. Tenants who register in advance and sign a lease will receive priority selection and can co-design the fit-out.
MODULWERK24 builds no converted containers, but real buildings from solid reinforced concrete. This means: significantly better burglary protection, effective sound and fire protection, stable interior temperatures year-round, and a lasting value equivalent to a real building. The space modules are produced in-house – on the site that is also being rented out.
Yes. Anyone who signs a lease before construction begins has the opportunity to discuss individual wishes in a personal meeting – for example additional power circuits, water connections, floor coverings, partition walls, or specific structural features for particular uses.
The exact rental terms and lease durations will be agreed in a personal meeting. We recommend getting in touch early to discuss your individual requirements.
Yes. Each unit receives its own postal address that can be used as a business and correspondence address, as well as for trade registration. This is a clear difference from self-storage facilities, where a personal address is often not possible.
Yes. Each unit has a directly assigned parking space immediately in front of the roller door. Additional spaces for customers or company vehicles can be arranged on request.
